Christian Cary I am an apartment building owner. It is now almost impossible to get liability insurance for apartment buildings in California in todays environment. All the carriers are leaving the state.
After my insurance agent of many years procrastinated and then failed to find me an affordable policy, I was within days of having no insurance at all. Worried, I called BPIA and spoke to Mark Woods. He was FAR more knowledgeable of the CA apartment insurance landscape, and knew exactly what to do and where to find high quality insurance. He explained to me patiently, and in detail the situation, and where we would find a provider.
Finally, at the last minute, my old agent did find a policy. It was from out of state, without CA protections, and 2x the price of my old policy, with less coverage. Mark advised me that it was an inferior product and promised he would find a CA carrier with higher $$$ limits and a lower price. He made me his top priority, and searched tirelessly, and in the RIGHT places, communicating frequently along the way, as he knew I was worried. He found a CA carrier with 50% higher limits, better terms, and $2000 cheaper. Now we had to process a bunch of paperwork and answer detailed questions about circuit breakers brands, furnaces, and construction, as required by the carrier. We worked great as a team.
The day my old policy expired, Mark worked with me until 11:55 PM to get all the paperwork done and submitted so that coverage would be in effect that same day. At 10:30 PM, when I said, "Mark, please take the rest of the night off and go to bed.", he said, "No. I dont want to see you go without coverage another day." He got the paperwork submitted a few minutes before midnight, showing an effective date that same day. I have to admit I have never gotten an adrenalin rush out of insurance before!
Mark Woods at BPIA was the most professional, caring, hard working, dedicated insurance agent I have ever experienced. He took my need for insurance as a personal priority. I highly recommend him and BPIA without reservation.
