1 /5 Tim Pori: I owned two rental properties with Landlord Protection Insurance from Safeco which specifically covered up to $5,000 for "inspection and removal of Fungi, Wet or Dry Rot, or Bacteria." When my Broker advised me on October 17, 2024, that that I was put on the non-renewal list for Moss on my adobe/concrete tile roof in the Sacramento Valley, where it can get over 100 degrees in the summer and the moss is burned off the adobe roof every summer,. After they notified me tha they were going to not renew my policy unless I myself removed thenmoss, my broker encouraged me to pay a roofing inspector to repair the loose tiles and clean the rain gutters and he estimated the life expectancy of the roof was 25 years. The roof inspector charged me repairs and took photos but rather than actually look at the roof they made me prove there was no more moss, so I paid the roofing inspector to do all needed repairs. As for the Moss issue, the Roofing inspector wrote that there was "some moss/algae growth noted throughout the roof, does not pose any leak concerns for the roof. Only a cosmetic" concern".
I submitted a copy of the inspection report and some of the photos still had moss on them so Safeco informed that they would not renew even though they were required to pay up to "5,000.0 for Fungi/ algae" I notified my broker that I was getting other insurance from another carrier and she apologized and said, :" Sadly, I am a bit numb to it, as it seems to be all I’m doing, all day, with all of the carriers. "..
On March 3, 2925 , Safeco again notified me that they had placed me on the non-renewal list for Moss on my roof, even though I had submitted them a report on the other property in the same neighborhood with the same roof that "Moss on an Adobe/concrete roof is only cosmetic" and not a danger to the integrity of the Roof. Since I was informed that I had moss on my roof, I had moss on my roof, I read the policy the second time and I directed them to the policy that section of the policy that specifically covered up to "5,000.0 for Fungi/ algae", so I submitted a claim under the policy and they said the moss was wear and tear, and not covered a policy.
In my opinion Safeco are making Insurers pay for their own claims of Moss so they can not renew and get out of the market.
Do not trust them they are in my opinion in violation of the implied covenant of good faith and fair dealing. If you have any other choice do not use Safeco. These insurance Companies are under capitalized and they make their money by collecting premiums and refusing to pay claims. They are all fleeing California like Rats on a sinking ship.
I had a Safeco Policy on my rental in Portland and I cancelled it and I am insured by Allstate. I do not trust Safeco as I think that in my opinion and belief that they are crooks.
