3 /5 Pierre Eade: GOOD: i Fund Cities funded my first fix and flip project (I’m a seasoned buy and hold investor). They gave me competitive rates and took on my project of converting a church into a single family home. So I’m thankful for their trust in me as an investor. BAD: There was a lot of turnover during my project. My point of contact changed at least twice in a year. It seems like that’s common in this company which may be a sign of a bad culture. I also had several billing issues during the flip and was surprised by the lack of consistency in their billing. UGLY: Just before closing on the flip they raised my rate. It was too late for me to back out at that point. I went forward and forgot about it happening. Then after flipping, I decided to hold the property and rent it. I decided to give them the business since they funded my deal originally. Two days before the closing. I emailed them asking them for closing documents. No response. A day before closing I texted them. Nothing. THE VERY DAY I WAS SUPPOSED TO CLOSE, one of the owners texted me to say they needed to change my rate and add points. Seriously? I tried to negotiate with them and they wouldn’t budge. I find this unethical and just bad business. I am graciously giving them 3 stars. I could’ve chose 1 or 2, but like I said they did fund my original deal and I’m thankful for that. Baiting me with rates that they couldn’t live up to was unacceptable to me. They unfortunately lost my long term business as a result. (Feel free to check out my other reviews on Google. Most of them are five star. I am completely honest with what I share.)
