Dealing with LAND HOME FINANCIAL SERVICES, THINK TRIO, and TRIO has been a nightmare from start to finish. My main point of contact was Guy Ramey, the Vice President of Loan Servicing - Default Escalations. Aside from him, their customer service was absolutely terrible and unresponsive.
When I decided to pay off my loan, it took almost a month for them to send me a payoff statement — even though my monthly statement clearly said a payoff would be processed next-day for $50 or free within three business days. This unnecessary delay forced me to involve an attorney just to get basic information.
Even worse, my attorney had to step in and demand that they send a deed because no title company wanted to issue title insurance for them — which says a lot about how problematic they are.
After jumping through all these hoops and finally paying everything they claimed I owed on March 17th, they are still holding my escrow money hostage. I paid over $1,100 per month into escrow for taxes, insurance, and PMI — yet they never provided an itemized statement showing how much was actually paid, and I still have not received my escrow refund.
I’ve called, emailed, and my attorney has followed up multiple times — and STILL nothing.
This company and its loan programs are a huge scam. They push these wrap-around loan programs with hidden traps and shady practices. By the time I realized what I was locked into, it was too late to back out — thanks to the incompetent broker who put me in this mess.
If you value your money, time, and sanity, STAY FAR AWAY from LAND HOME FINANCIAL SERVICES, THINK TRIO, and TRIO. Learn from my nightmare: do your research and avoid them at all costs!
