3 /5 Kay Barnard: Reasonable mobile home park, you get what you pay for.

4 /5 Chelsea Korin Deuel: Its pretty quiet and peaceful and everybody kind of sticks to their own but still knows each other without being too nosy. There are a few kids in the neighborhood who seemed all get along and arent incredibly obnoxious either theres a good mix of age groups and the schools nearby within walking distance even.

1 /5 Lisa Leonard: Do not buy or rent here.. new owners are not local. Office is in san clemente ca. They are rude and do not serve the home owners in this park, their availability to us when issues arise is Non existant you will be charged illegal fees, of $50 bucks a month because you cant pay your space fee locally there is no channel available to dispute or file complaints. Park is in dire need of grounds maintnence over grown weeds and trees that threaten the saftey of its residents. the 50 year old septic system is faulty and the leech lines back up and raw sewage then backs up into residents bath tubs and showers. The water we drink and get out of our faucets and showers smells like raw sewage and boiled eggs. There is no lighting in the park at night also causing safety hazards as the tweekers run rampant thru the park and steal anything they can get their hands on. Home burglaries and car break ins are a normal occurrence. You will pay too much for the space fee on the mobile you own. The park has had 4 homes go up for sale since the corporate take over in mid April of 2019 and the owners of the park block the sales by not approving who you want to sell your property to. If you move out with out selling you are required to pay your space fee regardless making it easy for them to zone in and steal your property causing you to suffer a loss of the already over amount you paid to live here to begin with. There is no money to be made by investing in a mobile home here this place is a neglected money pit. There are no safe places for children to play, the park is infested with faral cats that piss and spray and howl and fight and multiply, they even come into peoples homes thru open doors and fight with your own pets you are allowed to have. Your over charged for water we get from a well that stinks, for a septic system (porta potty) that is faulty. You cant insure your mobile because most are too old. The perks of living here? Well There are none except for making the out of town owners rich while you the home owners loose your hard earned money, on a monthly basis. Dont buy or rent here even if your desperate you will regret you did..
